Monsoon Season Brings Heavy Rain and Flooding to Golden?

9/5/2023 (Permalink)

You can count on us to respond quickly to storm damage emergencies in Jefferson County!

Colorado’s monsoon season runs through July, August, and September each year which causes some hail, heavy rain, flash flooding, and lots of cloud-to-ground lightning strikes. Our local Golden, Wheat Ridge and Evergreen teams are on call and ready to respond to flooding emergencies 24 hours a day, seven days a week. Flash flooding safety is critical during the monsoon season. Here are some flash flooding safety tips from the National Weather Service:

  • During periods of heavy rains, stay away from flood-prone areas such as stream beds, drainage ditches, and culverts
  • Move to higher ground if flooding threatens your area
  • If you live or work in flood-prone areas, remain alert during periods of heavy rain
  • Be especially cautious at night as it is harder to recognize flood dangers
  • Never drive your car into water of an unknown depth. Most flash flood deaths occur when people drive their vehicles into flood waters. Remember: Turn Around Don’t Drown!
  • If your vehicle stalls, abandon it immediately and seek higher ground. Flood water may rise quickly, cover the vehicle, and sweep it away.
  • Stay out of flooded areas. The water may still be rising and very swift. A rapidly flowing stream can sweep you off your feet and sweep your vehicle downstream.

Heavy Rainfall Causes Flash Flooding in Golden?

8/22/2023 (Permalink)

We respond to water damage emergencies 24 hours a day in Jefferson County.

Flooding can occur for several reasons in Golden, and when residents need help, they can rely on our local Golden, Wheat Ridge, and Evergreen teams to arrive quickly to immediately begin the mitigation and restoration process. We have the training, equipment, and experience to restore water damage, no matter how extensive the damage is. Here are some of the reasons Golden can experience flooding:

The city is surrounded by hilly and mountainous terrain. The natural slopes and elevation changes can cause water to flow rapidly downhill during heavy rain events, potentially overwhelming drainage systems and causing localized flooding in certain areas.

Golden is situated near the confluence of Clear Creek and the South Platte River. During periods of heavy rain or rapid snowmelt, these water bodies can swell and overflow their banks, leading to flooding in low-lying areas, including nearby homes.

Flash floods can occur suddenly and without warning. Intense rainfall in nearby areas or upstream can lead to rapid runoff, resulting in flash floods that can affect homes located in flood-prone areas or downstream.

Our local Golden, Wheat Ridge and Evergreen teams are on call and ready to respond to water damage emergencies 24 hours a day, 365 days a year in Evergreen. Leaking Toilet Causes Damage to Bathroom Floor in Wheat Ridge Home?

7/18/2023 (Permalink)

We are leaders in water damage restoration services in Jefferson County.

The Environmental Protection Agency (EPA), reports water leaks can account for more than 10,000 gallons of water wasted every year, or the amount of water needed to wash 270 loads of laundry in the average household. Our local Golden, Wheat Ridge, and Evergreen team has been restoring water damage in Wheat Ridge Homes for many years. Leaking toilets may cause water damage that may not be detectable until the damage is significant, but there are ways to find out if your toilet is leaking. Here are some tips from the EPA for detecting a toilet leak:

  • One way to find out if you have a toilet leak is to place a drop of food coloring in the toilet tank. If the color shows up in the bowl within ten minutes without flushing, you have a leak. Make sure to flush immediately after this experiment to avoid staining the tank.
  • If your toilet is leaking, the cause is often an old faulty toilet flapper. Over time, this inexpensive rubber part decays, or minerals build up on it. It’s usually best to replace the whole flapper, which is a relatively easy and inexpensive do-it-yourself project that pays for itself in no time.

Old Corroded Plumbing Pipes Cause Water Damage in Genesee?

5/16/2023 (Permalink)

We restore water damage in Jefferson County 24 hours a day.

Have you inspected your plumbing pipes lately? On average, plumbing pipes can last from forty to eighty years. Our Golden, Wheat Ridge and Evergreen team has been responding to water damage emergencies in Genesee for many years. In many cases, old, corroded pipes have rusted out and caused water damage.

The lifespan of pipes depends on the materials the pipes are made from.

·      Copper pipes last sixty to eighty years

·      Galvanized pipes last forty to fifty years

·      Cast iron pipes last fifty to sixty-five years

If you notice visible signs of rust or damage, your pipes will need to be replaced soon. Also, the average lifespan of a water shut-off valve is twenty years, so it will be important to inspect it often and replace it when it becomes difficult to open and close.

Roof Leak Causes Significant Water Damage to Evergreen Business?

3/7/2023 (Permalink)

We restore water damage 24 hours a day in Jefferson County.

Our Golden, Wheat Ridge and Evergreen have been mitigating and restoring water damage for local commercial businesses in Jefferson County for over forty years. After any storm or major rain event, it is a good idea to inspect your roof for damage. Here are some tips from the Insurance Institute for Business and Home Safety for protecting your business from roof leaks:

Re-check drainage systems

  • After severe weather, check all drainage systems for leaks and ensure they are properly secured and operating
  • When re-roofing, ensure that all drains, scuppers, and gutters are returned to their original operating conditions
  • Check for, and repair cracks around roof drains

Check for water

Check for long-term standing water in gutters and correct any blockages. If there are no blockages, but standing water still occurs, ensure the gutter is properly sloped to the downspout.

Check the slope of the roof cover system

For low-sloped roofs, ensure the slope of the roof cover system and the insulation boards divert water to internal drains when present or to the edge of the roof. Long-term standing water is an indication of an improper slope.

Check air conditioner drains

Ensure all roof-mounted air conditioning drain lines funnel water to a drain.

Check the downspouts

Ensure downspouts funnel water away from the building and do not allow water to accumulate near the building’s perimeter.

Tips For Preventing Frozen Pipes in Wheat Ridge?

2/21/2023 (Permalink)

We respond to water damage emergencies 24 hours a day in Jefferson County.

Our teams in Golden, Wheat Ridge, and Evergreen are trusted leaders in water damage restoration. Here is some information from the American Red Cross for protecting your pipes from freezing:

  • Add insulation to attics, basements, and crawl spaces. Insulation will maintain higher temperatures in these areas.
  • Drain water from swimming pools and water sprinkler supply lines following the manufacturer's or installer's directions
  • Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.
  • Check around the home for other areas where water supply lines are located in unheated areas. Look in the garage and under the kitchen and bathroom cabinets. Both hot and cold-water pipes in these areas should be insulated.
  • Consider installing specific products made to insulate water pipes, like a "pipe sleeve" or installing UL-listed "heat tape," "heat cable," or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼ inch of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.
  • Consider relocating exposed pipes to provide increased protection from freezing

Horrible experience with the first company. Ended up firing that company and used SERVPRO. It was such a relief working with Steve with SERVPRO. They were true professionals. They had my kitchen remediated in a timely manner. If I ever have another need for remediation, I know who I’m going to call first.” Allan Margarico

How Can I Prevent Sewer Backups in My Golden Home?

7/21/2022 (Permalink)

We respond to water damage emergencies 24-hours a day in Jefferson County.

Our Golden, Wheat Ridge, and Evergreen team typically responds to water damage emergencies within four hours of your call for help. Here are some tips from the Insurance Information Institute for preventing sewer backups in your sewer lateral and the city main:

Properly dispose of grease

  • Cooking oil should be poured into a heat-resistant container and disposed of properly after it cools off, not in the drain. Washing grease down the drain with hot water is unsatisfactory. As the grease cools off, it will solidify in the drain, the property owner’s line, or the main sewer, causing the line to constrict and eventually clog.

Properly dispose of paper products

  • Paper towels, disposable (and cloth) diapers, hygienic wipes, and feminine products do not deteriorate quickly. They can cause a great deal of trouble in the property owner’s lateral and the city main.

Periodically cut tree roots

  • If you have continuing problems with tree roots in your lateral, you may have to have the roots cut by a professional regularly

Replace your line with a new plastic pipe

  • Plastic pipe will prevent tree roots from entering your line. Replace your line and tap with new plastic pipe.

Install a backwater prevention valve to prevent sewer backflows

7/12/2022 (Permalink)

We restore water damage 24-hours a day in Jefferson County.

Can you hear water dripping but can’t find where it is coming from? If so, you probably have a water leak hiding inside your walls or ceiling. Our team in Golden, Wheat Ridge, and Evergreen shares these tips for identifying water damage in your home or business:

Wet areas or water pooling on the floor

If you notice water on your floor with nothing to attribute it to, you probably have hidden water damage.

Dark or wet spots on the walls or ceiling

Look for discoloration on your walls or ceiling both inside and outside your home.

Flaking, cracking, or bubbling paint or drywall

Water seeping behind a wall will cause this to happen.

Visible dripping water you can see but dripping where it should not be

If you see any signs of water leaks, it may be a symptom of a bigger problem somewhere in your plumbing systems.

  • Dark or wet spots on the walls or ceiling
  • Wet areas or water pooling on the floor
  • Flaking, cracking, or bubbling paint or drywall
  • Hearing the sound of running water that you can’t place
  • Hearing the sound of dripping water that you can’t locate

Dangerous Black Water Sewage Backup in Wheat Ridge Home?

6/7/2022 (Permalink)

We restore areas contaminated by sewage backups in Jefferson County.

Our Golden, Wheat Ridge, and Evergreen team has the training, equipment, and experience to restore areas contaminated by sewage. Sewer water is grossly unsanitary and can cause serious health effects. Here are the three classifications of contaminated water we remediate:

Category 1: "Clean Water"

This is water from a clean source, such as a broken clean water supply line or faucet.

  • Water from a clean source like a broken water line
  • If left untreated, it can degrade into category two or three

Category 2: "Gray Water"

  • It may contain bacteria and viruses
  • It can quickly degrade into category three if left untreated

Category 3: "Black Water"

This water is grossly unsanitary and could cause severe illness or death if ingested, and any contact should be avoided. Sources for category three water could include flooding from rivers or streams, water from beyond the toilet trap, water from the toilet bowl with feces, or standing water that has begun to support microbial growth.

  • May contain untreated sewage, harsh chemicals, and microbes
  • Water from flooding rivers or sewer backup

Washing Machine Supply Line Failure in Evergreen?

2/1/2022 (Permalink)

We restore water damage 24-hours a day in Jefferson County.

While doing laundry one day, I heard a funny whooshing noise coming from my laundry room. Then I saw the water coming down the hallway. Oh no! I had a supply line failure. SERVPRO® of Golden/Wheat Ridge/Evergreen has been helping Evergreen residents with water damage emergencies for years. Here are some tips for maintaining your washing machine supply lines from the Insurance Institute for Business and Home Safety:

  • Look for signs the supply hose may be ready to fail—blisters in the hose, worn tubing, stress cracks, or a loose connection
  • Replace the supply hose with a reinforced steel braided hose if it shows any sign of wear
  • Tighten the connection if it feels loose. The most common site of failure is near the connection where the hose bends.
  • Replace supply hoses every five years, even if there is no obvious deterioration or wear. Some signs of deterioration may occur from the inside out and may not be visible until it is too late. When replacing washing machine supply hoses, always choose a reinforced steel braided hose over the traditional un-reinforced rubber hose. These hoses will last longer and are far less likely to result in a catastrophic water loss.

Winterized Home in Golden?

Winterized Home in Golden?

Water damage can happen at any time of the year, and making sure your home is winterized may help prevent water damage from damaging your home. SERVPRO® of Golden/Wheat Ridge/Evergreen responds to water damage emergencies every winter and offers these tips for winterizing the outside of your home from the Insurance Information Institute:

  • Clean out gutters. Remove leaves, sticks, and other debris from gutters so melting snow and ice can flow freely. This can prevent ice damming, a condition where water cannot drain through the gutters and instead seeps into the house, causing water to drip from the ceiling and walls.
  • Install gutter guards. Available in most hardware and home stores, gutter guards prevent debris from entering the gutter and interfere with water flow away from the house and into the ground.
  • Trim trees and remove dead branches. Ice, snow, and wind could cause weak trees or branches to break and damage your home or car or injure someone walking by your property.
  • Seal cracks in holes in outside walls and foundations. Use caulking to protect water pipes and ensure that skylights and other roof openings have proper weather stripping to prevent snowmelt from seeping in.

Protect your possessions

  • Store off-season and other bulk belongings in waterproof bins, especially in areas where there are plumbing pipes or that are prone to dampness, such as basements and attics.
  • Never store valuables or memorabilia where there is a risk of destruction from water. Water and dampness also bring with it the threat of mold damage.
  • Keep belongings stored on shelving off the floor in basements. In case of water seepage or sewer backup, they’re less likely to get damaged.
  • Keep an up-to-date home inventory. Having a comprehensive list of your possessions will save time, trouble, and stress in case of loss from water damage.

Basement Seepage in Evergreen Home?

11/29/2021 (Permalink)

We are trusted leaders in water damage restoration in Jefferson County.

SERVPRO® of Golden/Wheat Ridge/Evergreen’s technicians are certified by the Institute of Inspection, Cleaning, and Restoration Certification to restore water damage. Evergreen residents can take steps to prevent basement seepage by resealing it, making sure that water drains away from the building, and installing a backwater valve. Here are some tips from the Insurance Information Institute for preventing basement water seepage:

  • Reseal your basement. Water in the basement is often caused by cracks in building foundations or floor slabs. If you notice water seepage after heavy rain when you’ve never had a problem, it may mean that your once-waterproof cement floors and basement walls have deteriorated. Painting vulnerable areas with water sealant can prevent seepage.
  • Make sure water drains away from the building. Seepage is exacerbated by soil that has settled in a way to make water flow toward the building. After a storm, and especially if the ground is already saturated, rainwater that flows towards the building goes down the outside of the foundation wall, potentially through any cracks.
  • Install a backwater valve. Though less common than other causes of basement water, sewer backups are messy. Learn more about your sewer responsibilities and install and maintain a backwater valve, which allows sewage to go out, but not come back in.

Plumbing System Failure in Wheat Ridge?

11/3/2021 (Permalink)

We mitigate and restore water damage 24-hours a day in Jefferson County.

Knowing how to shut off your water in the event of a flooding situation can make the difference between a minor or major repair. SERVPRO® of Golden/Wheat Ridge/Evergreen offers these tips from the Insurance Information Institute for maintaining indoor plumbing systems.

  • Inspect appliance hoses and faucets. Make it a practice every year to check hoses leading to water heaters, dishwashers, washing machines, and refrigerator ice makers. Immediately replace any hoses with cracks or leaks, and replace them all every five to seven years.
  • Inspect showers and tubs. Check the seal and caulking around showers and tubs to make sure they are watertight and reseal if necessary.
  • When away on vacation, shut off the water supply to the washing machine. Never leave the house while the washer or dishwasher is running.
  • Know the location of the main water shut-off valve in your home. A damaged hose or a burst pipe can send water racing into your home. Being able to locate and shut off the main water supply quickly will save stress, money, and time.
  • Install an emergency pressure release valve in your plumbing system. This will protect against the increased pressure caused by freezing pipes and can help prevent your pipes from bursting.
  • Check plumbing and heating pipes. Look closely for cracks and leaks and have any necessary repairs made immediately.

Water Intrusion Prevention Tips for Golden Homes

Water intrusion is a common form of water damage that involves water coming into the home or building from an outside source. Heavy rains, flooding, and backed up storm drains can all cause water intrusion if your home’s exterior is not protected. SERVPRO® of Golden/Wheat Ridge/Evergreen responds to water damage emergencies throughout the year and offer these tips from the Insurance Information Institute on ways you can repair and protect your home’s exterior from water intrusion.

  • Caulk and seal windows to guard against water seepage
  • Inspect your roof for missing, damaged and aging shingles and make necessary repairs
  • Check your downspouts. Remove debris that may have accumulated in downspouts and rain gutters. Position downspouts so that they direct water away from the house.
  • Check sprinklers and irrigation systems to be sure they are not creating water damage to the walls and foundations of the house. Turn off and drain outside faucets to protect against frozen pipes.
  • Install gutter guards to prevent gutter clogs and keep water flowing away from the house instead of accumulating on the roof

Storm Damage

4/30/2021 (Permalink)

Storms can cause a lot of damage to your homes and personal belongings. We are here to help.

Snow, Rain, Hail, and Fire Danger: All in One Day

Snow, rain, hail, and fire danger all in one day.  That is Colorado weather for you in a nutshell.  In fact, it was the reality Colorado experienced just this week!  High country was hit with snow, lower elevations received rainfall, in the east they experienced hail, high winds, and thunderstorms causing threat to the area.  But, that is nothing new to Colorado residents.  Spring is volatile and has many mood swings.  That's why we here at SERVPRO of Golden, Wheat Ridge, Evergreen want you to always be prepared, which is why we have created this blog.

We are highly trained storm damage specialists who get started promptly to get your property dry and back to pre-storm condition. Using advanced equipment and scientific drying techniques, we document the drying process to validate your home or business is ready.

We have resources to handle storm disasters. In addition to our own resources, we can access equipment and personnel from over 1,700 Franchises across the state and country. We can even call upon strategically located Disaster Recovery Teams for catastrophic storms and major events.  We truly are ready at any moment.  Day or night.

The remainder of this blog explains what water damage can do to your home.  We chose to highlight water because it is most often the culprit of storm damage.  We talk about basement flooding, water damage to your personal items, what to do before we arrive- including prevention tips, and how we at SERVPRO of Lakewood/ Ken-Caryl can completely restore your home or business to pre-damage condition.

What are the Dangers of Basement Floods?

There are many risks to having unwanted water in your home.  Even though it may seem harmless, often the water is clean and clear looking, it is likely to contain yuckies that are harmful to you and your family.  As water makes its way over the ground and into your basement, it pulls along with it anything within its path.  The dirties in the water pose the greatest menaces, but there are many that are involved with a flooded basement.  The following is a list of these possibilities.

  1. Pulled in yuckies
    1. Manganese and iron are two heavy metals that are found in high concentrations of ground water. Yards and gardens often contain fertilizers and pesticides that can soak into the water.  Chemical spills or leaking fuel tanks can also get into the traveling water. Animal feces and many other natural and human-induced chemicals can be found in groundwater.
  1. Mold
    1. Mold can start to grow and spread within 48-72 hours after water enters the home. Health effects are produced by molds.  Any source of the water must be fully addressed before the mold can be remediated because it is likely to come back if any moisture remains.
  1. Water Adds Weight
    1. When water soaks furniture, blankets, fabrics, or other household items, it adds its weight to that item and they become heavy. Therefore, picking up or moving any item that is wet poses a risk to the person moving it. It may not look as heavy as it truly is, and the right force may not be applied resulting in bodily injury.
  1. Electrical
    1. Water that has come into contact with electrical outlets, cords, or appliances may become charged. It is important that you do not touch or walk through this water in order to avoid electrocution.   The electricity needs to be turned off first.
  1. Slippery Surfaces
    1. Water can also cause surfaces to become slippery. It is important to take every precaution into consideration before entering a room that is potentially slippery in order to avoid bodily injuries.

Prevention

There are many ways in which you can protect your home from a potential flood.  The following are the key ways to help mitigate your risk.

  • Be sure to have a functional sump pump in your home. A sump pump is a common household tool that is installed underneath the floors of basements or crawl spaces.  It collects water that tries to enter the home and redirects it back out.  Check your sump pump on a regular basis to make sure that it is working optimally, and always check to see if it is plugged in.  If you do not have a sump pump in your home, consider installing one.
  • Know the flood level potential for your home. Every home is different depending on its particular structure and location. Your local insurance agent should have and provide this information for you.
  • Look out for any foundational cracks and repair them. Most foundational cracks can be resolved by filling in with epoxy that you can pick up at your local hardware store such as Home Depot.  However, if it continues to leak after epoxy has been applied, it is likely a larger problem that would need professional assistance.
  • Anchor and elevate equipment. In the event of a basement flood, supply lines can be torn free from things such as fuel tanks, generators, and air-conditioners.  Oil from these can leak into the home.  Even a tank that is buried can be pushed by flood waters and affect the safety of your home.
  • Maintain your gutters and your downspouts by regularly cleaning them.Debris such as leaves and twigs can clog the gutters and downspouts creating blockages.  Your downspouts should be directing water at least 10 feet away from the home so pooling cannot occur near it.
  • Landscaping your yard is also essential for flood prevention.Watch for areas that are directing water towards your home such as a small hill.  Once you have identified the areas of work, you can proceed to do things such as digging trenches, regarding the land, placing flood barriers in appropriate areas, and even installing a French drain can help.
  • Interior and exterior backflow valves for your sewer system is also a simple yet effective line of prevention. When there is flooding in your area, municipal city drainage systems and sewers are also at risk of overflow.  They can send contaminated water back into your lines and into your home. Installing valves can prevent this type of backflow when the public systems become overloaded.

What to do before help arrives

Even if you follow all of the preventative advice to a T, you still may find yourself with a flooded basement. We cannot always prevent disaster from striking, so it is good to know what to do if you fall victim to creeping water.  You will always want to call in the professionals, as we have described in the dangers category of this blog.  Before they can arrive at your home, here is what you can do to help mitigate the damage.

Mop and soak up as much water as you possibly can.

Wipe off all of the wooden furniture so they cannot be further damaged.

Upholstery, cushions, pillows, and blankets should be removed from the area.

Put blocks between the legs of furniture and the floor.

         Removed colored rugs carefully.

Gather loose items that may be in the way or cluttering the affected area.

Additionally, there are things you do not want to do before the help arrives.  Avoiding these key things with help to keep you safe and limit the damage to your home and its belongings.  Always leave the hard stuff or anything you are not comfortable with for the professionals.

Do not leave colored items out in the wet area.

Do not use household items that use electricity such as TV’s.

Do not remove anything that is too heavy for you.

Do not go into a room with a wet and sagging ceiling.

Sump Pump Failure in Golden?

4/6/2021 (Permalink)

We are leaders in water restoration in Adams County.

According to a study published by the Insurance Institute for Business and Home Safety (IIBHS), power outages were the cause of 18 percent of water damage incidents involving a sump pump, and another 40 percent of the incidents were caused by a clogged inlet screen or a faulty float switch. SERVPRO® of Golden /Wheat Ridge /Evergreen responds to flooded basement water damage emergencies often and offer these loss prevention and maintenance tips from the IIBHS:

  • Open the lid and remove debris that may be clocking the water inlet screen.
  • Pour approximately five gallons of water into the pump and watch the float valve rise.
  • As the float valve rises, the pump should turn on and the water should discharge through the outlet pipe.
  • Go outside and inspect the outlet pipe.
  • Water should be flowing from the pipe and away from the home.
  • If the sump pump fails to operate during this inspection, contact a plumbing professional.
  • Install a battery backup system.
  • Choose a system with a battery replacement warning.
  • Replace batteries every two to three years.

Follow the manufacturer’s recommendations for sump pump maintenance. These vary from running the sump pump every two to three months to a yearly cleaning before the rainy season.

Walking through an inch of water and spongy, water-saturated carpeting is never a good feeling in socks, but this is what happened to me when a water supply line in my kitchen failed in my Applewood home and caused the downstairs to flood overnight. It was overwhelming, but my neighbor told me to call SERVPRO® of Golden/Wheat Ridge/Evergreen. I’m glad I did. Their team arrived quickly and immediately conducted a thorough assessment and immediately began the cleanup and restoration process.

They moved all of the furniture, and once all of the water was extracted out of the kitchen floor and family room carpeting, they set up air blowers and air movers to remove the excess water from the air and to prevent warping of any baseboards. They repaired the supply line and cleaned and sanitized the room and all of the furniture. In no time, my home was returned to preloss condition. Here is the process they used for my restoration:

The Parable of the Crying Water Heater

11/30/2020 (Permalink)

A basement subject to flooding due to a neglected water heater.

The Story of the Forgotten Water Heater

Once upon a time, in the mountainous landscape of Evergreen Colorado, there sat a charming little house by a creek.  The house was frequented by wildlife visitors everyday.  Elk, deer, squirrel, and stellar blue jays drank from the creek as they passed the small and inviting home.  On the inside, every room was warm and bright.  That is, every room but one.  The utility room was at the very last level of the home, deep down in the basement.  There were no windows in this room, only a single light bulb with a string attached poked down from the ceiling to illuminate the cement floors and metal inhabitants.  No one in the house ever visited this room.  There seemed to be no point.  Every other room was so much better and soon the utility room was all but forgotten.

Now, inside this utility room sat a silver cylinder that was getting very old.  It was the water heater.  It finally got so old and neglected that it started to cry, or I suppose you could say, it started to leak.  The leak grew larger and larger and the water heater cried more and more as the days and weeks and months passed without anyone noticing.  That water heater cried so much it flooded the entire basement! There were several inches of water covering the floor that could no longer be ignored.

One day, one of the occupants, Lisa, needed to go down into the basement to gather Christmas decorations from out of storage.  She turned on the light and walked down the stairs and saw the pool of water.  She immediately called SERVPRO of Golden, Wheat Ridge, Evergreen who came out within a snap of the finger.

SERVPRO of Golden, Wheat Ridge, Evergreen quickly assessed the damage.  They protected and removed all of the furniture and content that was in the area and started on extracting the water from the flood. After that was complete, the team whipped out drying equipment and dehumidifiers that were set up all around the basement to dry it. After some time, it was all dry and the cleaning was able to take place.  Mold was remediated, dirt was removed, and everything was sanitized to sparkling clean conditions. The restoration process had begun and before long, the basement was like new again.

Unfortunately the water heater had to be replaced with a new one, but the new one was never ever neglected.  Lisa regularly checked on her little water heater in the utility room.  She understood the importance of paying attention and caring for the little silver cylinder.  And her basement never flooded with water heater tears again.

Ok, ok, ok.  This story may have been a bit silly, but it is a parable.  After reading it, you might think about your own water heater and how you can prevent a basement flood from occurring due to an old or neglected one. The best part about this blog is it is not only a parable, but a guide into the steps you may take if you find yourself caught in a story like Lisa.

Prevention

First things first.  We want to prevent a basement flood due to a water heater leak.  This is done by regularly checking your water heater. Regularly check for leaks or condensation on or around the system, as well as in the piping.

Also be sure you are replacing your water heaters when they are getting too old.  Most water heaters are not built to last beyond 10-12 years.

What to do if your basement floods...before SERVPRO arrives

Even if you follow all of the preventative advice to a T, you still may find yourself with a flooded basement. We cannot always prevent disaster from striking, so it is good to know what to do if you fall victim to creeping water.  You will always want to call in the professionals, as water damage can get ugly fast.

What we do

Our process was creatively described in the story of Lisa’s house, but the following is a list of our 6 step process.  We follow 6 basic and standard steps when dealing with a water damage situation.  Following the 6 steps ensures a quick and uniform process, so the homeowner and the team at SERVPRO know what to expect each time.

What to do if You Have a Sink Leak

10/27/2020 (Permalink)

If you have water damage from a leak under the sink, call SERVPRO of Golden, Wheat Ridge, Evergreen.

A leak under the sink--what to do:

1. If the water is gushing out like a broken dam....quickly shut off the water to the location. You can find the valve to the sink and turn the knob clockwise to stop the flow of water.

2. Clear out all of the items from underneath the sink. This will allow better, free access to the piping and allow the items to begin drying.

3. Find the source. Often, the source of unwanted water is a loose compression nut, a clog, or even some ill-fitting pipes. If you can not locate the source of the leak, you may want to contact a plumber.

4. Repair the leak. Once you find the source, it’s vital to stop it in its tracks. Your method will be dependent on what the cause is. It could be as simple as tightening the loose nut. However, if the leak persists or is more complicated, it’s time to hire a professional.

5. Clean up! Once the leak is fixed, it’s time to clean up the flood it left behind. Water that is unattended to can lead to mold growth within 48-72 hours after the initial water damage. Cleaning can be as simple as drying up with a few rags. But if there is excessive water damage, or if you suspect mold, please reach out to your trusted water damage restoration team like us at SERVPRO of Golden, Wheat Ridge, Evergreen.

Animal feces and many other natural and human-induced chemicals can be found in ground water.
  1. Mold
    1. Mold can start to grow and spread within 48-72 hours after water enters the home. Allergens and irritants that can cause health effects are produced by molds.

The follow are the key ways to help mitigate your risk.

  • Be sure to have a functional sump pump in your home. A sump pump is a common household tool that is installed underneath the floors of basements or crawlspaces.
Even a tank that is buried can be pushed by flood waters and effect the safety of your home.

Basement Floods in Golden/ Wheat Ridge/ Evergreen

6/2/2020 (Permalink)

SERVPRO of Golden/ Wheat Ridge/ Evergreen is here to help when heavy rain creates a basement flood.

Foothills Flooding

It's that time of year again! Spring!  And with it comes a lot of moisture (or so we always hope).  If you open up your weather app, you will be sure to see a lot of little clouds with lightning symbols coming out of it.  We have rain ahead of us and rain behind us as well.  With the potential dangers of a basement flood always a possibility, you want to be sure that you are protected.

Colorado weather can be very unpredictable, and our area of Golden is often subjected to flash floods and heavy rains in the spring and summer months.  Many of us are fortunate enough to have homes that protect us from such storms, but your home itself may not be as protected as you think.  The following article will explain risk factors for basement floods, what we can do to prevent them, and how to help if you become a victim to storm waters in your home.

Water Gets in

Water has a sneaking way of finding its way into many Golden, Wheat Ridge, Evergreen, and other Colorado homes.  It can seep in through cracks and holes in basement walls, framing, floorboards, trim, and up through the foundation of your home.  These cracks and holes become larger issues when there is improper drainage around your basement, especially for homes in the Foothill areas where there is sloping topography.  If you find your home at the bottom of a hill, or at any position where water may run down, you are at higher risk for a basement flood.

Risks

There are many dangers to flood waters in your home.  Even though the water pooling in your basement or crawl space may look clean and clear, it is likely to contain many harmful toxins to human health.  When water comes in from the ground, it pulls anything in its path along with it.  The contaminants in the water create risk to human health as well as harm to your home. The following is a list of these dangers.

  • The Yuckies
    • Ground water contains metals such as manganese and iron from the soil in high concentrations. Pesticides and fertilizers used in yards and gardens can soak into the water. Chemical spills or leaking fuel tanks may also find its way in.  Animal feces and many other natural and human-induced chemicals can be found in ground water.
  • Mold
    • Mold can start to grow and spread within 48-72 hours after water enters the home. These molds can produce allergens and irritants that are harmful to the health of you and your family.  Any source of the water must be fully addressed before the mold can be remediated because it is likely to come back if any moisture remains.
  • Water is Heavy
    • When water soaks furniture, blankets, fabrics, or other household items, it adds its weight to that item. Therefore, picking up or moving any item that is wet poses a risk to the person moving it.  It may not look as heavy as it truly is, and the right force may not be applied resulting in bodily injury.
  • Electrical Hazard
    • Water that has come into contact with electrical outlets, cords, or appliances may become charged. It is important that you do not touch or walk through this water in order to avoid electrocution.   The electricity needs to be turned off first.
  • Slip and Fall
    • Water can also cause surfaces to become slippery. It is important to take every precaution into consideration before entering a room that is potentially slippery in order to avoid bodily injuries.

It is important to handle everything timely and professionally in order to eliminate the risk of disease, the start of mold, or further damage to your home and its belongings.

There are several ways in which you can help to protect your home from a flash flood and sneaky water.

  • Assessing risk
    • Know the flood level and potential for your home. Your local insurance agent should have this information for you.
  • Maintaining a functioning sump pump
    • A sump pump is a tool that is installed underneath the floors of basements and crawlspaces. It is designed to collect water that tries to enter the home and redirects it back out. Check your sump pump regularly to make sure it is working and plugged in.  If you do not have a sump pump, you may want to consider installing one in your home.
  • Inspect for foundational cracks
    • Visually look at the exterior of your home for any cracks. Many can be filled in and fixed with epoxy, but if leaking continues, it may be a larger foundational issue that would require professional assistance.
  • Keep gutters and downspouts clean
    • Be sure to position downspouts away from your home or away from any area where pooling can occur. They should be directing water at least 10 feet away from your home.  Also, keep gutters free of debris such as fallen leaves and sticks to unsure good flow.
  • Landscape for flood prevention
    • If there is slope in your yard that is causing water to come into your home, you will want to landscape to combat this. This is not always the easiest task as it requires digging trenches, regrading, placing flood barriers, or even installing a French drain.
  • Anchor and elevate equipment such as fuel tanks, air-conditioners, and generators
    • Supply lines can tear free in the event of a basement flood and this type of equipment can leak oil into your home. Even a tank that is buried can be pushed by flood waters and effect the safety of your home.
  • Install an interior and exterior backflow valve for your sewer system
    • When a municipal city drainage system or sewer overflows, it can send contaminated water into your home. A normally functioning system allows waste water to flow from your home to the city sewer.  In the case of a backflow, the opposite occurs.  Installing the valves can prevent a backflow when the systems become overloaded.

Do's and Dont's

Even if you follow all of the preventative tips, you still may fall victim to a large storm.  Your sump pump may still fail, you may miss some foundational cracks, the septic system may back up, and a host of other possibilities.  If you find yourself ankle deep in basement water, here are a few things to do before SERVPRO arrives.  Acting quickly before professional help can arrive will lessen the damage to your home.

Do’s:

  • Remove as much water by mopping and soaking up.
  • Wipe down wooden furniture.
  • Remove cushions, pillows, and upholstery.
  • Separate furniture legs from the wet floors by placing blocks underneath them.
  • Take out colored rugs
  • Gather all loose items.

Additionally, there are a few things to take careful note not to do in the event of a basement flood.  Avoiding these key things will ensure your safety and lessen the damage to your property.

Don’ts:

  • Don’t leave books, magazines, or colored papers on wet carpet, floors, or furniture.
  • Do not use electrical household items such as televisions.
  • Do not vacuum up any water.
  • Do not remove heavy items as water often makes them heavier.
  • If the ceiling is wet, keep ceiling fixtures off and remain out of the room if it is sagging.

Basement Flooding in Colorado

When disaster strikes

Basement Flooding

Colorado Weather

Outside the window is a bright blue sky. The sun is beaming in its vastness over our Colorado Rocky Mountains.   The birds are swooping over the nearby pond, catching flittering bugs for their evening meal.  It seems to be a peaceful spring morning, not a cloud in sight.  You think, nothing could rain on this beautiful day, until literally, rain comes pouring down.

How Water Gets in

Water has a sneaking way of finding its way into many Golden, Wheat Ridge, Evergreen, and other Colorado homes.  It can seep in through cracks and holes in basement walls, framing, floorboards, trim, and up through the foundation of your home.  These cracks and holes become larger issues when there is improper drainage around your basement, especially for homes in the Foothill areas where there is sloping topography.  If you find your home at the bottom of a hill, or at any position where water may run down, you are at higher risk for a basement flood.

The Dangers

There are many dangers to flood waters in your home.  Even though the water pooling in your basement or crawl space may look clean and clear, it is likely to contain many harmful toxins to human health.  When water comes in from the ground, it pulls anything in its path along with it.  The contaminants in the water create risk to human health as well as harm to your home. The following is a list of these dangers.

  • Toxins

Will materials be removed on your water loss?

5/23/2019 (Permalink)

Water damaged ceiling in Wheat Ridge

Some water losses are a few gallons of water that soak your carpet and pad, some are 40,000 gallons of water flowing through your house like an indoor river, MOST water losses are somewhere in-between.

When water has prolonged contact with drywall, particle board, or wood flooring, the materials can act as sponges and absorb large quantities of water. The water then causes the materials to swell and deform. Once dried, these materials do not return to their previous shape or strength. Additionally, when these materials hold onto that excess water there is an increased threat of mold growth. These are a few reasons such materials might need to be removed.

Carpet pad often has a vapor barrier built in to it, once excess water becomes trapped under such a pad, the pad must be removed for the subfloor to dry and not become further damaged.

When dirty water comes in contact with carpeting and pad, drywall, or wood/engineered wood, the materials are generally removed due to gross contamination and material damage.

Trust the crew at SERVPRO of Golden/Wheat Ridge/Evergreen to know when materials must be removed and to explain the drying process to you every step of the way. Your home will be left dry, decontaminated and ready for repair. Call 303-279-8055 when water invades your home or busines

When the water comes from outside or sewer and main lines the possibility of contamination is high.

Protect your pipes in freezing weather

11/12/2018 (Permalink)

It doesn't take a large hole in a pipe to make a big water mess. Burst pipe in Evergreen, CO

SERVPRO Golden, Wheat Ridge, Evergreen 303-279-8055 is your local, industry leader in water restoration. Our phones are answered locally 24/7, our crews are on call 24 hours a day and our technicians are trained and certified IICRC Water Restoration Professionals.

When cold weather hits, frozen pipes can cause extensive and expensive damage to a home. According to the Insurance Institute for Business and Home Safety (IBHS) water damage from a burst pipe can easily cost $5000, more if no one is home at the time of the loss.

With a few simple and inexpensive steps, a home owner can prevent frozen pipes and avoid the nightmare of water damage. Before temperatures start to drop follow these simple guidelines to avoid burst pipes and those phone calls to your plumber and SERVPRO Golden, Wheat Ridge, Evergreen.

  • Drain water from exterior hoses and supply lines. Sprinkler systems should be winterized BEFORE the temperatures start to fluctuate.
  • Shut off exterior water (if possible) and leave the outside valve open, allowing any remaining water in the pipe to expand without causing a broken pipe.
  • Insulate interior pipes (hot and cold) that are along exterior walls (think kitchen sinks, garages, attics, crawlspaces) Inexpensive foam pipe insulation is available at hardware and building supply

When winter strikes and the temperatures are freezing

  • Keep garage doors closed if supply lines run through garage.
  • Open cabinet doors under kitchen and bathroom sinks allowing air and heat to better circulate around plumbing.
  • Let cold water drip or trickle from all faucets until the freeze is over.
  • Keep the thermostat set to the same temperature day and night. The heating bill might be a little higher for a few days, but steady heat can prevent frozen and burst pipes.
  • IF the house will be vacant during cold weather, leave the heat set no lower than 55° F.

IF after these precautions you turn on a faucet and only a trickle comes out, you can safely suspect a frozen pipe. Keep the faucet open as you search for the frozen blockage. Once found warm the pipe by wrapping an electric heating pad around the pipe, or use an electric hair dryer, a portable space heater or wrap pipes with towels soaked in hot water. DO NOT use a blow torch, kerosene or propane heater, charcoal stove or other open flame device. Check all the faucets in your home as more than one pipe could have frozen.

Apply heat until full water pressure is restored. If you are unable to locate, access or thaw the frozen pipe, call a licensed plumber. In the event of a burst pipe, call a licensed plumber to repair the break and then call SERVPRO Golden, Wheat Ridge, Evergreen 303-279-8055 we will respond quickly to your water loss and work to make it “Like it never even happened.”

Carpet Delamination and You

5/2/2018 (Permalink)

Carpeting is designed to tolerate some water intrusion. A spilled glass of water won’t cause lasting damage to your carpets. A burst pipe and a foot of standing water can cause lasting damage to those same carpets.

When a carpet is exposed to excess water the glues that hold it together begin to deteriorate. This is known as delamination. The backing will begin to pull away from the carpet fibers, the layers of the backing will begin to pull away from each other.

When dealing with a water loss prompt action is the best way to avoid replacing your carpets. Call SERVPRO Golden/Wheat Ridge/Evergreen at 303-279-8055 for immediate help with your water vs. carpeting emergencies. Our technicians are IICRC trained professionals who will remove the excess water and bring your rooms back to dry. Our phones are answered 24/7 by a staff member ready to help with your disaster.

Evergreen drywall removed in flood cuts

SERVPRO of Golden/Wheat Ridge/Evergreen at 303-279-8055 has your water loss answers.

Every water loss has unique features. Was there standing water? How much water? How long was it in contact with walls? Flooring? Trim? Carpet? How much damage to these surfaces occurred? Will it be necessary to remove some of the surfaces? Why must they be removed?

When excess water is in continued contact with carpeting the carpet may delaminate. This occurs when the water weakens the bond of glues holding the carpet together rendering the carpet non-salvageable.

If the carpet is unaffected but still wet, the carpet may be lifted so air can circulate below it more efficiently and the carpet pad may be removed to aide drying. The carpet pad alone can hold up to 60% of all the water! Once the room becomes dry our technicians will re-lay the existing carpeting as needed.

Drywall that has become too wet begins to act like a sponge and wicks the moisture up the wall, higher than the actual water line. Upon reaching such levels of moisture the wet drywall is removed to speed the drying process and as a preventative measure against possible mold growth. It is wise to let our trained technicians remove the damaged drywall. Asbestos testing is required by the state of Colorado before the removal of drywall materials. If the drywall is removed by the homeowner and is later found to contain asbestos, there is a high probability of the whole home being contaminated with asbestos.

Flooring such as tile, hardwood and laminates can appear dry even if water has seeped below the surface. Our professional technicians use moisture meters and infrared cameras to gauge the hidden moisture. The flooring will need to be pulled up if it is found to be covering bound water. Without removal these layers can begin to buckle or warp and in worst case scenarios begin to harbor mold growth, all the while preventing your home from reaching an acceptable measure of dry.

When the structure is once again dry our work is through and the rebuilding/repair work can begin.

Unsalvageable Carpet

You arrive home and your house has been flooded. It can be caused by broken pipes, appliances, toilets, roofing or even rain or ground water. In any case it’s a mess and you need to get the water out of the carpet before it starts buckling, delaminates (the layers come apart), mildews and or molds. Carpet water is an emergency and should be dried out immediately.

Getting the water out of the carpet as soon as possible will preserve the backing and save you time and money in the long run. Make sure you have a professional assess the damage and dry it out properly. Also be sure the carpet is seamed properly, the pad is removed, dried and is stretched back in place properly.

Luckily for the majority of homes and businesses overflows and floods do not happen very often. The important thing is knowing how to properly deal with flood disaster situations.

The first thing to do is shut the water off! Many people do not know where or how to do that. The second part is assessing the situation and knowing the severity of the damage.

Water can damage the seal of the flooring especially in your kitchen or bathroom. It is crucial that you have a professional look at the damage to ensure further damage and prevent the walls and floors from molding. Any time there is more than an inch of water caught in a room it can damage seals and wood flooring underneath tile, the moisture can trap itself between the layers of the flooring and sub flooring.
