Spring Storms in Evergreen

When the warm weather of spring hits we often want to get a jump on summer repairs to our home. It may seem a great time to work in the yard and use the outside spigots again. We may find it the perfect chance to do some repairs to our roof, but Colorado weather in the springtime can be fickle.
Spring storms, they appear seemingly out of nowhere. 75 degrees all week then we wake to a foot of snow. The snow is soft and lovely and we all know it will melt quickly but there in lies the problem. Water, unlike snow, has a way of finding its way into even the smallest opening. Water will then run along a surface undetected until it reaches the lowest point and begins to drip, drip, drip onto the surface below. Those drips continue until you find you have a wet ceiling, water in a light fixture, discolored walls.
Extreme fluctuations in temperatures can lead to burst pipes. When water in a pipe begins to freeze it begins to expand, as more water comes to that frozen spot, something must give. Usually that ‘thing’ is the pipe, bursting. Now the water can move freely, under your sink, under your floor, along your walls, down to your basement or crawlspace even.
